You’re free to check in anytime after 2 PM. Make sure you check out by 11 AM because that’s when the cleaning crew gets here.

PARKING:
You can park in the driveway, up to 4 cars. No in Garage parking available. Be aware that street parking is not recommended, your car may be towed or damaged.

ENTRY:
Front door entrance is possible with your unique limited time access code . Code will only be functional during the length of your stay. You will also need a limited use security code for the house alarm. Alarm panel is located on right wall just past entrance hallway. Please do not share with anyone outside your party. This unique code is for your use only.
​
Your code for the front door will be emailed to you on day of your arrival.
Your code for the house security alarm will be emailed to you on day of your arrival.
WI-FI:
WI-FI Username and Password: Posted in living room wall next to TV.

SLEEPING ACCOMMIDATIONS:
The River House sleeps 6 comfortably. The bedrooms have the following bed accommodations:
Master: King
Bedroom 2: Queen
Bedroom 3: 2 Twin beds
​
Additional room to seep 5 can be used. Additional sleeping options include, living room pull out sofa bed, Bedroom 3 has Twin size pull out sofa, and Master has Full size futon.
Extra linen can be found in the bedroom closets.

Please note Maximum overnight guest is limited to 11.
​
THERMOSTAT:
When you walk in to the hall in front of bathroom, the thermostat is mounted to the wall directly in front of bathroom entrance. Feel free to adjust it to be comfortable, but please do not turn below 70 degrees. And, if you’re planning on leaving the house for the day or keeping windows open, please don’t keep the A/C running.

LOCATIONS OF COMMON ITEMS:
The pots and pans are in the cupboard under stove top cabinet.
Trash bags are kept under the sink and in the laundry area. You’ll find other basic cleaning supplies like sponges, bleach, and dish soap there as well.

COFFEE AND TEA:
River and Ranch offers complimentary coffee and tea. Help yourself!
The coffeemaker is a Keurig K Duo. To use it, all you have to do is take one of the pods and place it in the compartment that flips open. Make sure there’s water in the container. If you want a small cup of coffee, just press the button. If you want a bigger cup, you have option to use Carafe (coffee and filters located on shelf above coffee bar)
NETFLIX:
If you want to watch Netflix, use the tiny remote that says “Roku” on it. Just turn the TV on and hit the home button on the remote’s top-right corner. Then you can navigate to Netflix and pick the show you want to watch.
GUADALUPE RIVER RULES & INFORMATION:
We are glad you have chosen to enjoy the Guadalupe River and hope you make many unforgettable memories with your family and friends. We hope to keep you safe and maintain this amazing natural resource for years to come.
Please be aware of the following rules for your safety.

Swim at your own risk, no life guard on duty.

Children must be supervised at all times by a responsible adult.

No disposable containers.
-
No glass.
-
No foam containers.
-
No littering.

Life jackets are recommended for all, and especially weak swimmers and children under eight on the Guadalupe River. Life Jackets can be found in the covered area on lower level. Please return after use.

No volume drinking devices.
-
Noise devices may not be audible beyond 50 feet.

No jumping from bridges, dams, or trees into the Guadalupe River
-
Coolers used in the river must have a locking mechanism on the lid (zipper, Velcro, latch, cord).

Vessels on the Guadalupe River may not be over 18 feet in length
-
When the river flow is above 500cfs, it is mandatory for all children under eight years of age to wear a life jacket
-
When the river flow is above 750cfs, it is mandatory for all individuals to wear a life jacket
-
When the river flow is above 1000cfs, tubing is not allowed. The only allowed Guadalupe River water recreation is raft trips and kayaks
RIVER ACTIVITES:
You are welcomed to use our kayaks or water tubes, which are located at bottom of metal stairs leading to dock.
Code to access gate lock will be emailed on day of arrival. Use of recreation water equipment is to be used at your own risk, we are not responsible for any injuries. Please wear life jackets at all times.
Please return to enclosure and lock gate when done using.
Fishing is permitted however you will need a Texas Fishing license. These can be obtained at locally or
online at

OTHER ACTIVITES TO CONSIDER:
Outdoor kitchen is available for your use, propane is not provided in rental however it can be provided for extra fee if arrangements made ahead of time.
​
Fire pit is available for use. Single stack of wood included with rental.
Additional wood stacks available for extra fee, arrangements must be made prior to arrival.
